Is there a module for maintenance department - to do list

Hello,
at the present time I use CMS for my corporate Intranet where we post policies, documents, corporate envent updates, etc.

Is there a module that would automate my Maintenance Depratement so we could:
1.  Create a list of items that need to be repaired or looked at periodically (check for leaky faucets, vacuum floors, clean windows every two weeks, for example) and then asign those to a particular maintenance person
2.  Create maintenance request and assign it to a particular maintenance person.
3.  Create a report of completed items and not completed items by employee.
