How do you do mini sites inside of a cms site

Hi all
What I need to do is allow some users access to a subset of pages inside my cms installation, to create and edit pages, graphics, etc, etc, etc. This mini site will have it's own look and feel, different menu styles, templates, stylesheets, etc. Users for the sub-site should not have access to the rest of the pages, but editors in the main site (may) have access to the pages of the sub-site.
and then have that "sub" site, addressed with http://my.domain.com/subsite instead of setting up a new domain directly for this little site.
Does anybody have any tips as to how I could do this without a separate install of cms?
