Hello,
I need to have a content block that is used just by particular page and not visible while editing other pages. I don't want to use GCB for that, nor I want to have more than one template. Is that possible?

Nope sorry, it is not possible.
Not only does the template serve to know which content blocks should be displayed for editing, but it describes where they go in the html output.
